Here’s what I do when a buyer wants to speak to me as the listing agent.

An agent called me the other day and asked what I do when a buyer wants to speak directly to the listing agent. So I thought this would be a good topic for my blog. 

I told that agent to let them speak with the listing agent. When I talk to these types of buyers, they often want to offer less for the property in hopes that since they don’t have a real estate agent, they’ll save on commission. I let them know that the commission has already been negotiated, so they can represent themselves if they like, but I’ll end up keeping all the commission. Sometimes they don’t know how that works, so they’ll frequently try to negotiate the seller’s agent commission out of the transaction. I just repeat that they can do what they like for their own representation, but the commission has already been negotiated between me and the seller and will stay as is.
